Mention the offer when you book. One offer per household per visit; offers can’t be combined with each other and don’t apply to work already quoted or completed. Local pricing and availability vary by location - your local Sutton ADU Builders team confirms the final price in writing before any work begins.
Every job is priced the same way: a free written estimate
We price the job, not the hour. Before anyone touches anything, you get the full price for the specific work in writing - no hourly meter, no membership to join, no financing to sign, and no line items added afterwards. If the number isn’t right for you, the estimate is still free and you owe us nothing.
How We Price ADU Work
Every project at Sutton ADU Builders is priced job by job, off a free written estimate. There’s no hourly rate ticking in the background, no plan to join, nothing to subscribe to. Before a single tool comes out of the truck, you have the full number in writing.
That matters more than it might sound. ADU projects – detached units, home additions, room additions – involve a lot of moving parts, and homeowners regularly tell us they’ve been burned by invoices that looked nothing like the number they were given over the phone. Our written estimate is the price. It doesn’t drift upward as the job progresses, and it doesn’t have footnotes that expand the total. You see it, you approve it, then we get to work. That’s the whole model.
What a Visit Actually Costs You to Find Out

Nothing. The estimate visit is free, and you’re under no obligation at the end of it.
Here’s what actually happens: one of our background-checked, uniformed crew members walks your lot and your space, asks the right questions about what you’re trying to build, and works through the specifics with you. At the end, you get a written price for the job as scoped – not a ballpark, not a range that assumes everything goes smoothly. A real number, on paper. If you want to think it over, take it home and compare it. If you decide to go a different direction, that’s your call. We don’t pressure and we don’t follow up ten times. The estimate is yours either way.
When People Usually Call Us
ADU work has its own rhythm, and it’s worth knowing where you probably fit in it.
A lot of homeowners call in late winter or early spring, when the planning that was sitting in the back of their mind over the holidays finally gets serious. They’ve done enough research to know they want a detached ADU or a room addition, but they haven’t talked to anyone yet. That’s a fine place to start – the estimate visit is exactly what it sounds like, and you don’t need to have everything figured out before we come.
Others call because something changed: a family member is moving in, a lease is ending, or a property line conversation with a neighbor opened up a question about what’s actually buildable on their lot. Those conversations tend to move faster, and our written estimate process is set up to move with them.
And some people call in the fall, when they want to get a project permitted and designed before the new year. Permit timelines vary significantly depending on your jurisdiction, and getting your estimate and drawings lined up early gives you more control over when ground actually breaks.
Wherever you are in that cycle, the starting point is the same: a free written estimate that tells you what the job actually costs.
What You Can Expect From Us Either Way

The standards we hold to don’t change based on which offer brought you here.
Every job is covered by our 365-Day Done Right Promise – a named, written guarantee stamped on every project. If something isn’t right within the first year after we finish, we come back and make it right. No haggling, and if a specific element fails, the return visit is free. That’s not a verbal assurance; it’s a written commitment that travels with your project file.
Before any crew member arrives at your door, you’ll receive their name and photo. They show up in a clean, marked uniform and present a photo ID badge at the door. Every person on our crews is background-checked and identity-verified. This is the Threshold Standard – the set of commitments that every Sutton location operates under as part of the Threshold Group family. It applies whether you’re in a quick consultation or three months into a build.
When you call with a time-sensitive question, a live person picks up. No voicemail queue, no callback window. That matters on a job that has a build schedule attached to it.
Common Questions
Is the estimate really free?
Yes, completely. There’s no assessment fee, no travel charge, and no obligation attached to it. You get a written price for your specific job, and you’re free to say no after you see it. We’d rather you make a confident decision than a pressured one.
Do you offer financing or a monthly payment plan?
No, and that’s deliberate. We price every job off a free written estimate, full stop. There’s no financing product, no payment plan, and nothing to sign up for. The written estimate is the number, and you know it before any work starts. We’ve found that homeowners trust the process more when there’s no financial structure layered on top of it.
Can I combine two offers on the same visit?
One offer per household per visit – that’s the rule across the board. If you have questions about which one applies to your situation, the easiest thing to do is call us at (472) 248-8213 before the visit and we’ll sort it out plainly.
Does the price change once you’re on the job?
No. The written estimate is the price. If we get into the work and find something we couldn’t see during the estimate visit – something that genuinely changes the scope – we stop, explain what we found, and give you a revised written price before doing anything additional. You’re never looking at a surprise line item on the invoice.
