- Door or window air leaks you can feel with your hand. Weatherstripping and threshold seals on Abodu units compress over time in LA’s heat, and once they flatten, you lose the airtight envelope that keeps the space comfortable. This is the most common call we get in the San Fernando Valley, where summer temperatures bake door seals brittle within three to five seasons.
- Fogging or condensation between double-pane window glass. The inert gas seal between the panes has failed. There’s no repair for this, only a replacement sash or IG unit. It happens faster in coastal neighborhoods like Playa del Rey and San Pedro where salt air works on the seals.
- Mini-split blowing room-temperature air. Low refrigerant or a failing compressor in the outdoor condenser. Abodu’s stock mini-splits are solid units, but LA’s combination of hard water, dust, and continuous summer load means the outdoor coils need more attention than homeowners expect.
- Water heater taking longer to recover between showers. A failing heating element or sediment buildup in the tank. If both people in the ADU shower in the morning, the second one gets cold water and that’s the tell.
- Exterior cladding that swells, warps, or shows discoloration at seams. Water has found its way past the weather barrier. This is the one we tell owners to act on fast, because cladding failure in an LA rain season goes from cosmetic to structural faster than most people think.

There are a few things you can check yourself before calling: look at your door threshold to see if the rubber gasket is cracked or flattened, check for visible gaps around window frames, and listen for unusual sounds from the mini-split outdoor unit when it runs. Those observations help us diagnose faster. What you shouldn’t do yourself is replace any component that involves line voltage electrical, refrigerant handling, or water heater elements. A water heater element replacement means draining the tank, working with 240-volt connections, and reseating the element gasket correctly or the tank leaks.
