Dvele Site Prep & Utilities: The Los Angeles Owner’s Guide

Dvele site prep and utilities work in Los Angeles typically runs $28,000 – $85,000 depending on your lot’s existing conditions, trenching requirements, and distance from the main service panel. We stock and install Dvele-compatible utility connections, foundation prep, and site infrastructure, and we can usually start within 10 – 14 business days of your written estimate. Most Los Angeles owners discover their site prep is failing when they notice standing water after rain, a sagging corner of the prefab unit, or an electrical panel that trips when the mini-split kicks on.

This page covers what actually goes wrong, what it costs to fix, and how to know whether you need a repair call or a full re-site. If you’re reading this because your Dvele unit isn’t sitting right or your utilities aren’t performing, here’s the straight version of what’s ahead.

Which Dvele Models This Applies To

Site prep and utilities work applies to every Dvele model currently installed in Los Angeles: the Dvele 1, Dvele 2, Dvele 3, Dvele 4, and the Dvele ADU line. The easiest way to identify your model is the metal data plate on the exterior wall near the main electrical disconnect, or the serial number printed inside the utility closet door. The plate lists your model designation, the factory-installed electrical service size, and the original plumbing rough-in locations.

Here’s the compatibility gotcha most Los Angeles owners don’t know: Dvele pre-2021 models shipped with a 100-amp panel as standard. Units built after 2021 in the California factory moved to a 150-amp or 200-amp service requirement (the higher amp rating is on every Dvele 3 and Dvele 4, and on any unit with all-electric HVAC). If your original site prep was sized for 100 amps and you’re adding a heat pump, an EV charger, or a second structure, your utility conduit and panel may be undersized. That’s a code issue in Los Angeles, not just a convenience problem, because LADBS inspects panel upgrades against the current Title 24 energy standards.

For most Dvele owners, quality aftermarket site prep components (conduit, panels, trench drains, pier brackets) work as well as the factory-spec parts and cost 20 – 30% less. We stock both. Where we always recommend factory-spec is the Dvele proprietary foundation-to-chassis connection hardware. Aftermarket brackets don’t always match the bolt pattern on post-2019 frames, and that’s a structural connection you don’t want to gamble on.

Sutton ADU Builders is an independent contractor and a Dvele-experienced installer of site prep and utilities. We’re not affiliated with Dvele, and we’re not bound by their original installer network. That means we can quote the work based on what your lot actually needs now, not what the original site plan said a decade ago.

Signs Your Dvele Site Prep & Utilities Are Failing

  • Water pooling at the foundation line after a normal LA rain. This usually means your original grading has settled or your perimeter drain is clogged. In hillside neighborhoods like Mount Washington or Silver Lake, we see this worsen fast because runoff from the uphill neighbor’s lot keeps the soil saturated at your slab edge.
  • A visible gap between the Dvele unit’s skirt and the finished grade. Prefab units settle at different rates than the surrounding backfill, especially after the first few wet-dry cycles in Southern California’s clay-heavy soils. A gap over half an inch means the original site prep didn’t compact the subgrade properly, and you should have it looked at before the next big rain.
  • Breakers tripping when the HVAC, water heater, and oven run at the same time. This points to an undersized panel or an original service conduit that was never upgraded when the unit was installed. In Eagle Rock and Highland Park, where we do a lot of Dvele service work, this is the most common after-the-sale issue on pre-2021 units.
  • Sewer smells lingering near the unit or gurgling from drains. The original rough-in may have been set too shallow for the final grade, or tree roots have found the connection. Los Angeles has mature ficus and liquid amber trees everywhere, and their roots are relentless with utility lines.
  • Slow water pressure in the shower when the irrigation system cycles on. Most Dvele lots in Los Angeles share a ¾-inch water service line. If the original site prep didn’t tee off with a dedicated irrigation line, the second the sprinklers fire up, your shower pressure drops to a trickle.

Replacement Cost & What’s Included

Most Dvele site prep and utility repairs in Los Angeles run from $4,000 to $18,000 for a single-system fix, which covers the parts, labor, trenching or excavation, and the LADBS inspection fees. A full re-site including regrading, new utility trenches, upgraded panel, and compaction runs $28,000 – $85,000 depending on access, soil conditions, and how far the main service panel sits from the unit.

Here’s the breakdown of what most Dvele owners in the Los Angeles market can expect to pay:

  • Panel upgrade (100 amp to 200 amp with new conduit): $4,500 – $8,500
  • Perimeter drainage and regrading around the unit: $3,000 – $7,000
  • Sewer line repair or re-route: $5,000 – $12,000 depending on depth and distance
  • Water service re-pipe with dedicated irrigation tee: $2,500 – $6,000
  • Foundation-to-chassis bracket replacement (OEM hardware): $800 – $2,500
  • Full compaction and re-set of the Dvele unit: $15,000 – $35,000

Every one of those numbers is a written price you’ll see before we move a single shovelful of dirt. No open-ended change orders and no surprise line items when the job is done. That’s the Threshold Standard our crew works under, and the 365-Day Done Right Promise covers the workmanship for a full year after we finish. If anything we touched fails inside that window, we come back and make it right, free of charge.

DIY or Call Us?

You can safely check three things yourself: the data plate to confirm your model and original electrical service size, the visible gap between the skirt and the grade (measure it with a tape measure at each corner), and your panel’s amperage rating printed inside the door. Those three facts will make any phone call about your Dvele unit much faster and more useful.

What you should not attempt yourself is anything involving trenching, live electrical panels, gas line connections, or sewer pipes. These are the areas where a homeowner can get seriously hurt or create a code violation that costs more to undo than the original repair. A mis-wired 200-amp panel isn’t just a weekend project gone wrong, it’s a fire waiting to happen. And nobody should be in a trench over four feet deep without shoring. If any part of your repair involves the panel, the service line from the street, or gas, that’s a job for a licensed professional with a name and a face you’ve already seen.
