Common Questions

A new modern ADU with wood cladding

Do I need construction experience to open a Sutton ADU Builders franchise?

No, you don’t need to be a contractor or come from the trades. What you need is the ability to run a local business: hire well, manage a schedule, and care about how customers are treated. We provide the ADU-specific training, the building systems knowledge, and the operating playbook. Many of our strongest owners came from sales, operations, or general business backgrounds, not job sites. That said, if you do have construction experience, you’ll still find the systems useful, because ADU builds have their own permitting rhythms and product lines.

How much does it cost to open a Sutton ADU Builders location?

You should expect a franchise investment that reflects what’s involved in standing up a home-construction-adjacent business, not a pushcart. While final numbers are disclosed in our Franchise Disclosure Document and depend on your market, you’re looking at a real commitment that includes your franchise fee, working capital, equipment or showroom costs if you choose one, and local marketing. We don’t publish a single national dollar figure because build-out costs vary meaningfully by region. What we will tell you before you sign anything is a written, itemized breakdown of what your money goes toward. That’s the Threshold Standard applied to our own franchise process.

Is financing available for the franchise fee or startup costs?

Sutton ADU Builders does not offer financing directly, and we won’t pretend otherwise. Many of our owners have used SBA-backed loans, and we’ll point you toward lenders who understand franchise systems. Some also bring investment partners or use retirement account options their financial advisors recommend. We encourage you to have a clear picture of your funding before deep conversations, so you’re not scrambling later. We’ll be straight with you about what banks typically want to see.

Do I get an exclusive territory?

Yes. Each Sutton ADU Builders location operates with a protected territory, and we don’t stack multiple owners on top of each other in the same market. The exact boundaries depend on population density, expected ADU demand, and local permitting patterns, but you’ll know before you sign what area is yours. We set territories so an owner can realistically serve the homeowners in them without driving past other Sutton locations. It also means your local marketing dollars aren’t competing with a same-brand owner two miles away.

How long is training, and what does it cover?

Initial training runs several weeks and blends hands-on time with our product lines and the business operations side. You’ll learn how to evaluate a lot for ADU feasibility, how to talk about prefab and modular brands like Abodu, Dvele, and Plant Prefab, and how to run the pricing and quoting process that produces a written price before any work starts. Training also covers our crew standards: what it means to background-check and identity-verify every technician, send a name and photo before a visit, and show a photo ID badge at the door. You don’t need to memorize building code, but you do need to know how to run a business that never surprises a homeowner.

What ongoing fees or royalties should I expect?

Sutton ADU Builders charges ongoing fees that cover the systems, brand, and support you receive. The specific percentages and the basis they’re calculated on are laid out in the FDD, and I’d rather you read the real numbers there than rely on a rounded paraphrase here. What I can say is this: our fee structure is built around the idea that you should know what you owe before the month starts. No hidden take, no surprise assessments. The same no-surprise principle we apply to homeowner pricing applies to our owners.

How long does it take to open after signing?

Most owners open their doors within three to six months, depending on whether you’re taking commercial space, how quickly your local permitting for any build-out comes through, and how fast you complete initial training. The franchise agreement signing is one step. After that, it’s territory mapping, local vendor setup, hiring your first crew members, and completing training. Some former owners of home-service businesses have opened faster because they already had a local reputation and vendor relationships. For someone new to the market, plan on the longer end of that range.

What kind of support do I get from the corporate team?

You get a real operating system, not a pep talk. We support you in site selection, initial marketing, product line access with the ADU manufacturers we work with, and the quoting and project management systems that deliver a written price before work starts. You also get the Threshold Verified badge, which tells homeowners something specific: every technician is background-checked, identity-verified, uniformed, and photo-badged. That’s a differentiation you can build a local business on, especially with homeowners who are cautious about who they let onto their property.

What does the ideal Sutton ADU Builders owner look like?

The best owner for us is someone who takes the promise seriously. They’re organized, they don’t cut corners on hiring, and they’re comfortable being the person whose name is attached to the work in their town. You don’t need to be the life of the party. You do need to care about doing right by homeowners who are making one of the biggest financial decisions of their lives. If you like the idea of earning trust through consistent, verifiable behavior, you’ll fit. If you’re looking for passive income where you don’t show up for months at a time, this probably isn’t the right system for you.

What’s my next step if I’m interested?

Call us at (472) 248-8213 and tell us a little about your background and what market you’re looking at. We’ll have a real conversation, not a sales script. If it seems like a fit on both sides, we’ll send you the FDD and walk you through the numbers and the process. You’ll know what to expect at every step. That’s how we’d want to be treated, so that’s how we treat prospective owners.
