Available Franchise Territories
We’re opening protected territories in twelve states, and we’re doing it the same way we build an ADU: with a written agreement, clear boundaries, and no surprises. A protected territory means the franchisee who claims it owns the exclusive right to operate Sutton ADU Builders inside those lines. No other Sutton location can market, sell, or build there. The first qualified owner in each market gets the first-mover position, which in ADU construction means becoming the name local homeowners, architects, and permit offices already know before the competition sets up shop. These markets are open now, and they will not stay that way.
Open Markets
Each state below currently has open territory available. Where we’ve added a note, it’s because the market has a specific condition that makes ADU demand unusually strong right now.
- Texas – Austin, Dallas, and Houston have each rewritten their accessory dwelling rules in the last few years, and the pipeline of homeowners who qualify is deep.
- Florida – A growing number of cities are allowing detached units on single-family lots, and the state’s housing shortage makes backyard units a fast, practical answer.
- California – The most mature ADU market in the country. State law preempts most local restrictions, which means demand is broad and consistent from Sacramento to San Diego.
- Georgia – Atlanta’s intown neighborhoods are full of lots with enough rear yard for a detached unit, and the city has made ADU permitting friendlier in recent years.
- North Carolina – Charlotte and Raleigh are growing fast, and accessory dwelling rules are loosening as housing costs push homeowners to build on land they already own.
- Arizona – Phoenix and Tucson have large lots and a housing market where a rentable backyard unit can carry real weight on a mortgage.
- Tennessee – Nashville’s growth has created exactly the kind of pressure that makes ADUs an obvious next step for homeowners with underused yards.
- Ohio – Columbus and Cleveland have aging housing stock with big lots, and several municipalities are actively encouraging accessory units.
- Pennsylvania – Philadelphia’s rowhouse lots and the suburban ring around it offer a mix of garage conversions and new detached builds.
- Colorado – Denver and Boulder homeowners are familiar with accessory units, and the regulatory path is clearer than it was even five years ago.
- Washington – Seattle has some of the strongest ADU policy in the country, and the surrounding counties are following.
- Virginia – Northern Virginia and Richmond both show rising interest in detached units, driven by housing costs and changing household sizes.
How Territories Work
A protected territory is a defined geographic area, typically drawn around a metro or a county, depending on population density and projected ADU demand. Once a franchisee claims a territory, that area is reserved. No other Sutton ADU Builders owner may market there, sign contracts there, or run crews there. The protection is written into the franchise agreement, not promised in a phone call.
Territories are reserved through a qualification process. We look at your background in construction, remodeling, real estate, or a related field, and we confirm you have the capital to launch properly. If you qualify, we walk you through the full Threshold Standard before anything is signed. That standard is what makes the Sutton name mean something: every technician background-checked and identity-verified, every name and photo sent to the homeowner before the visit, every price in writing before work starts, and photos, scheduling, and follow-through handled the same way on every single job.
We do not publish a countdown of remaining territories, because that’s theater. What we will tell you is that once a market is claimed, it’s claimed. If you want Texas and someone else gets there first, you’re not getting Texas. That’s the honest version of first-mover advantage.
